Portability Joint ownership vs single ownership

Greetings,
My wife and I jointly own a primary residence in Miami, it has been with Homestead Exemption for the past 25 years and we have approximately $256k of Save our Homes portability, the market value of this house is approximately $650k. We are now buying a house and moving to Flagler Beach, Fl, the purchase price of this new house is $955k. The house in Flagler Beach will only be under my name due to Estate planning issues. At this point I have 2 questions...Will I be able get my full 25k/25k homestead exemption even though I'm the sole owner? and Will I get to transfer my full $256k of portability to our new home ? Thank you !!
