1st time filing for a long time owner

My wife and I have been living in our home for13 years and never filed for homestead exemption. For whatever reason, it was never discussed at the time of our closing and we never knew the benefit existed. It may seem ridiculous, but ignorance is our only explanation. What can we do to secure the benefit now, and can we recapture any of the lost benefit from years past?

Unfortunately, there is absolutely nothing that can be done to claim the previous year's exemptions. As far as the current tax year, you can file now, which is a late filing as the deadline date was March 1st, and you may have to show good cause for not filing timely. Go ahead anf ile immediately!
