Spouse residency requirement

I (husband) am a resident of Florida and applied for Homestead Exemption but was denied because my wife is not a resident--we have a second home up North and spend approx. 3 months there a year---my wifes name is on the deed along with mine and therefore they say she needs to become a resident to qualify--is there a way to deed the property to where she is not required to be a resident--such as a quick deed as joint tenants with right of survivorship

Bob,

One way is to place the property in trust. A trust can claim homestead. Also, joint tenancy with rights of survivorship is available. The issue regarding two homesteads is complex.
