Tax Roll Calendar

The Property Appraiser's office operates on a calendar established by Florida Statutes, known as the "Tax Roll Calendar."
Some important dates are as follows:

January 1:
This is the date mandated for property assessment each year. Properties within the County are valued by the Property Appraiser's Office, on the basis of their status as of this date each year.
January 1 is also the date for establishing the classification of certain exemptions and agricultural classification applications.
March 1:
Deadline for timely filing
• Agricultural Classification
• Homestead Exemption
• Senior Citizen Homestead Exemption Initial Application
• Non-Profit Exemption
for the current tax year.
April 1:
This is the deadline for filing Tangible Personal Property returns with the Property Appraiser's Office.
May 2:
This is the deadline for filing a renewal application for the Senior Citizen Exemption
June 1:
This is the date on which Notices of denied exemptions and agricultural exemptions are mailed. This is the deadline to submit the required documentation for the additional Senior Citizen Exemption.
June 30 (Or: 30 days following the mailing of denial notices):
This is the deadline for filing a late appeal petition to the Value Adjustment Board on denied exemptions and agricultural classifications.
July 1:
This is the date on which Notices of denied exemptions and agricultural exemptions are mailed.
July 31 (Or: 30 days following the mailing of the denial notices):
(Or: 30 days following the mailing of the denial notices): This is the deadline for filing an appeal petition to the Value Adjustment Board on denied exemptions and agricultural classifications.
August-September:
This is the time period within which the Property Appraiser, on behalf of all taxing authorities, mails "Notices of Proposed Taxes" (also called a "TRIM Notice") to all property owners. This notice also includes market and the assessed value of the owner's property for the current and prior year with appeal instructions on how to file an appeal petition before the Value Adjustment Board. This is also a good time to file "Good Cause Petitions" for exemptions and agricultural classifications. Contact the Property Appraiser's staff at any one of the regional office locations for details, as the deadline -- September 19, 2005 -- for contesting the proposed assessed value is the same for appeals filed on real estate and tangible personal property.
November 1:
This is the mailing date when the Revenue Collector mails the tax bills to property owners of record.
December 31:
This is the deadline for filing a good cause request/petition for Homestead or other exemption because you missed the March 1 timely filing deadline for the current tax year.

Important Dates

January 1
Status/condition of property on this day determines the property's value for the upcoming assessment year.
Ownership and residence as of this date determine eligibility for homestead exemption applicants.
Automatic exemption renewals/agricultural classification notices are mailed to property owners.
January 1 through April 1
Filing of Tangible Personal Property Returns for all Florida businesses.
March 1
Filing deadline for homestead exemption and other personal exemptions.
Filing deadline for classified use properties.
Filing deadline for agricultural classification.
Filing deadline for organizational exemptions.
April 1
Deadline for filing Tangible Personal Property Returns for all Florida businesses.
Mid August to early September
Truth in Millage (TRIM) Notices are mailed to all property owners detailing the proposed assessments, exemptions, millage rates and tax amounts. Included on the TRIMs are public hearing dates for discussion of millage rates.
TRIM mail-out day + 25 days
Property owners who wish to discuss or appeal the information appearing on the TRIM notices need to contact the Property Appraiser's office or file an appeal with the Property Value Adjustment Board within 25 days of the mailing of notices. The deadline for appealing is printed on the TRIMs.
Early November
Tax bills are mailed by the Tax Collector's office to all property owners.
