What should I do if I do not agree with the Assessed Value placed on my property?

Florida Statute 194.011 explains the Appeals Process in detail.

The Notices of Proposed Property Taxes are mailed out in August of every year. From the date of that mailing, there is a 25-day time period to request an informal meeting with an appraisal professional in the Property Appraiser's office.

The purpose of this meeting is to review your property record for accuracy and the County's Appraisal Professional will kindly explain and discuss the market information used to arrive at the assessed value for your property. This informal meeting allows you the opportunity to decide if it may be necessary to have an unbiased third party consider the Fair Market Value of your property.

If you believe it to be necessary, you may request a more formal hearing via the Value Adjustment Board (VAB) Petition process. A petition to the VAB may be filed in person by filling out form DR-486 and taking or mailing it to the Clerk of the VAB, requesting the Value Adjustment Board have an independent Master Appraiser or Attorney review the facts related to your Property Valuation.

Comprised of two County Commissioners, one member of the County School District and two Private Citizens, the VAB follows Florida Statute and Administrative code with the professional guidance of an independent, private practice attorney. The VAB authorizes Master Appraisers and Attorneys, known as Special Magistrates, to conduct quasi-judicial hearings to review unresolved valuation concerns.

The hearing process is informal and allows you to present your concerns to an unbiased third party to reconsider facts relative to the present cash value, highest and best use, location, condition, cost, income and net proceeds of the sale of a property. Supportive market-based documentation is most effective at these hearings.

The Special Magistrate will make a recommendation to the Value Adjustment Board to grant or deny the requested adjustment of the assessed value petitioned. As a result of the recommendation, the Value Adjustment Board reviews the Special Magistrate's recommendation and certifies the final decision.
